Information
Aspen Brook is a Planned Unit Development of some thirteen acres which
is located a few hundred yards from the east boundary of Rocky Mountain
National Park. The property has over one quarter of a mile of private
frontage on the Big Thompson River.
The homes at Aspen Brook range
in size from 1,077 square feet to well over 5,000 square feet. Since each
home is custom-built prices vary with the size and amenities. The range
of cost including the lot is presently about $240,000 to well over $700,000.
The development was planned
as a community of vacation homes that would be operated as a resort by
the developer. There is a lodge planned that will have a restaurant, lounge,
and eight luxurious guest rooms with indoor parking. Picnic areas, playground
equipment, and campfire sites are located on the grounds for the use of
the owners and their guests.
The homes at Aspen Brook also
make ideal year-round residences because of their state of the art design,
reliable utilities, management and maintenance services, and the proximity
to state-maintained Highway 66.
The development is served by
Town of Estes Park Electric and Water, Upper Thompson Sanitation Sewers,
Public Service of Colorado Natural Gas, U.S. West Telephone and Cable
TV, all of which are underground.
Each home is built on a small
lot. The majority of property is owned in common with all other homeowners.
These common areas include over a quarter of a mile of stream frontage
on the Big Thompson River, a playground, campfire site, picnic areas,
volleyball court, and horse shoe pits.
There are covenants that assure
high standards for architecture, maintenance of the homes, and land use.
The homeowners Association provides
water, trash removal, maintenance of the grounds and the roads including
snow removal.
Owners who wish may arrange to have their home
rented by Aspen Brook when they are not using it. This covers all the
expenses necessary to rent the house including advertising and cleaning.
A review of the rental information will give you some idea of income potential. |
